  • Continuously add value engineering and sound advice to our clients
  • Provide recommendations for consultants, subcontractors and vendors that match project requirements
  • Provide monthly schedule and budget reports
  • Administer payment procedures for vendor requisitions allowing for complete and accurate cost analysis

PRE-construction / planning

  • Provide site evaluations of existing building conditions and due diligence reviews
  • Recommend and coordinate design professionals and other outside consultants that match project requirements
  • Identify any necessary variances and work with municipalities to secure all permits and approvals
  • Develop preliminary schedule, critical dates and overall project budget including cash flow requirements
  • Attend design meetings with architect and engineers to assist in the design and value engineering process
  • Comprehensive estimating and future building operating costs for potential designs to assist in decision-making process

During construction

  • Establish and track a detailed construction schedule and budget and provide updates to client on a regular basis
  • Establish guidelines for bidders and submit RFP’s to ensure complete and accurate bids
  • Provide quantity take-offs and planning estimates for use in evaluating vendor pricing and material purchases
  • Manage the bidding, level all bids and make recommendations for vendor selections
  • Provide onsite construction supervision of all activities to ensure project schedule is maintained and construction is being completed in accordance to plan
  • Establish contract, safety and insurance requirements for subcontractors, vendors, and material suppliers

Project Closeout / Post Construction / Maintenance / Warranty

  • Develop and manage project punch list to insure timely completion
  • Provide pre move in cleaning
  • Closeout utility and vendor accounts
  • Obtain all closeout information including warranties, guarantees, as-built drawings, lien waivers, etc.
  • Owner’s Building Handbook
  • Develop a maintenance schedule
  • Provide periodic site inspections to insure property is being properly maintained
